Catchwater Partners is run by Nate Richard, out of Southlake. There is no call center and no sales team. The number on this page is a cell phone, and Nate answers it.
If you received a letter from us, it was signed by hand.
What we do
We research public county records to find properties, we write to the owners, and when there is a fit we buy the house directly.
No listing, no showings, no repairs, and no agents. We are the buyer, not a broker. Nobody pays us a commission, because there isn't one.
And if you would rather not hear from us, one call or one note is enough. You will never get another letter. That is a promise we keep.
What to expect
We will look at the property and tell you the number we can pay, and we will show you how we got to it.
That number is below what a listed sale would bring. That is the trade for buying as-is, paying cash, and closing on your schedule instead of a buyer's. And if a listed sale is the better answer for your situation, we will say so, and point you to someone who does that work well.
Take the time you need. Take whatever you want out of the house. We will deal with what is left.
About the name
The name comes from the third chapter of the book of Joshua. The people were told to step into the Jordan while it ran at flood stage, and when the first feet touched the water, the river stopped. The water was caught in a heap far upstream, at a city called Adam, and the flow down to the Dead Sea was cut off until everyone had crossed on dry ground.
A catchwater is also something you can build. It is a channel cut across a slope that meets the runoff at the right place, before it reaches the low ground where it would do damage.
Both stories say the same thing: water, met at the right place, does no harm downstream. It seemed like the right name for the work.
